This was a special webinar celebrating the 6th anniversary of both TVDM Consultants and ZDFin teams in the community scheme space, featuring Michael from ZDFin as the main speaker.
The discussion focused on significant changes in the industry over the past six years, including the rapid growth of Executive Managing Agent (“EMA”) services driven by trustee accountability demands and member expectations for better governance.
Key topics covered included:
challenges with exclusive use area contributions,
compliance issues with new regulations like Protection of Personal Information Act No. 4 of 2013 (“POPIA”) and South African Revenue Services (“SARS”) requirements,
struggles with levy collection processes, and
the evolving role of the Community Scheme Ombuds Service (“CSOS”).
Michael explained ZDFin’s team structure and approach to property management, emphasising the importance of independent third-party EMA services working with managing agents rather than offering both services themselves. The participants discussed concerns about increasing regulation and compliance requirements, with particular focus on the challenges of sharing personal information while maintaining scheme operations.
The webinar also highlighted the positive shift toward collaboration between competitors and service providers in the community scheme space.
