Residential development and body corporate
Markus presented on his experience with residential development and body corporate setup, emphasising the importance of early involvement of sectional title managers in the development process. He discussed key considerations including:
security design,
utility systems, and
staff accommodation
that should be addressed before construction begins.
Zerlinda shared practical examples of design issues she encountered in property management, including safety concerns with stovetops and tile selection problems. The discussion highlighted the value of comprehensive documentation handover from developers to body corporates, with Markus noting he has developed a checklist of over 120 items to ensure proper information transfer.
New body corporate setup process
Markus explained the process of setting up a new body corporate, emphasising the importance of early involvement and proper documentation. He discussed challenges such as reconciling developer payments, ensuring accurate owner information, and drafting appropriate rules regarding pets and short-term letting.
Markus also highlighted the need for careful handling of sectional plans and exclusive use areas to avoid future conflicts between owners. The discussion touched on the complexity of financial preparation for new developments and the importance of working with CSOS to approve rules before registration.
Sectional title development challenges
Markus and Zerlinda discussed challenges in new and existing sectional title developments, particularly issues with balcony enclosures and the importance of proper governance documentation. They highlighted the need for body corporate trustees to enforce strict policies and for buyers to carefully review conveyance certificates and developer reserved rights. Markus emphasised the importance of thorough final inspections before occupation and recommended that developers appoint sectional title managers early in the development process to ensure proper planning and documentation.
