  • 10 minute telephonic consultation

  • Our consultants are available to provide consult summaries, written legal opinions and legal letters.

  • We offer the service of attending and/or chairing trustee, annual and special general meetings, with no additional fees for after hours meetings.

  • We can also fill a vacancy on your committee, as we can be appointed as a professional trustee.

  • Consolidating, reviewing and/or amending your governance documentation, such as management and conduct rules, Constitutions, Memorandum of Incorporations as well as estate rules.

  • Assist with submission of governance documentation to the Community Schemes Ombud Service.

  • We can assist with dispute resolution proceedings at the Community Schemes Ombud Service from application to adjudication.

  • Assistance with POPI, PAIA and PPA.

  • We offer a competitive hourly rate and only invoice for the time used.

  • For ongoing matters and managing agent support we offer our three, five and ten hour retainers at a reduced hourly rate.

  • It is a residential property arrangement where people own specific "sections" within a building or buildings, which consists of the space in-between its walls. for example a townhouse unit, complex or apartment.

  • A managing agent is an agent that is duly appointed, by the trustees or members of a body corporate, to act as its agent for the purposes of the administration and management of that scheme.

    A “portfolio or property manager” refers to the staff member within the managing agency, who has been assigned to manage your scheme, with the assistance or a portfolio or property assistant and other support staff

  • Exclusive use areas are the parts of the common property that are for the exclusive use of the owner/s, occupier/s or tenant/s of 1 (one) or more sections. Exclusive use areas can be created as a registered right, or created in terms of the scheme’s management and/or conduct rules, therefore creating a personal right for the holder to whom these areas are allocated.

  • A body corporate is established from the date on which any person other than the developer becomes an owner of a unit in the scheme. The developer and such person/s are members of the body corporate, and any person who thereafter becomes an owner of a unit in that scheme is automatically a member. As an owner of a unit, you cannot opt out of becoming a member of the body corporate.

  • The Community Schemes Ombud Service Act 9 of 2011, was introduced to regulate the conduct of parties within community schemes, and to ensure the good governance thereof. The Community Schemes Ombud Service includes any Regulations made and in force thereunder.

  • A scheme means the specific body corporate with its designated sectional scheme number, and as depicted on the sectional plan

  • Trustees is the name given to those who have been nominated and elected to exercise the functions and powers of the body corporate. Not to be confused with body corporate, which is the body of members that is represented by the trustees.

  • The Sectional Titles Schemes Management Act 8 of 2011 includes the Regulations and Prescribed Management and Conduct Rules.
